Your loan terms and interest rate may be different depending on your credit score, your loan to value ratio, how many discount points you pay, when you lock in your interest rate, the property’s occupancy type, and other factors.

The 30-year fixed is one of the most popular mortgage loan options. Since a 30-year loan is paid over a longer term than a 15-year loan, the monthly payments are more affordable. In a low rate environment, many people choose to switch from a variable rate loan to the security of a fixed-rate loan. With a 30-year loan, your payments will be the same every month for the life of the loan, (not including other payments such as property taxes, homeowner’s insurance costs, or association fees).
